Barn to Home: Transforming a Rustic Barn in Hampshire into a Modern Dwelling

In today’s video, we embark on an exciting journey to convert a rustic barn in Clanfield, Hampshire, into a stunning modern home. Nestled on the edge of the South Downs National Park, this barn offers historical charm and an incredible opportunity for a beautiful transformation.

Location and Initial Impressions

The barn is strategically located right on the national park’s edge, simplifying planning permissions slightly. This area, marked by its scenic beauty and tranquil environment, is ideal for creating a peaceful, cosy home. With a generous around 180 square meters footprint, this barn offers ample space to create a functional and aesthetically pleasing living area.

Planning Permissions and Regulations

Understanding the planning permissions is one of the first considerations in any barn conversion. In the UK, specific routes through permitted development exist to convert an agricultural building to residential use. The maximum dwelling size allowed is typically 150 square meters, so we must consider tactical ways to work within these regulations or explore converting the barn into multiple units.

Design Concepts and Layout

The barn’s orientation is east to west, with the best potential views and light coming from the south and west. The initial idea is to position the main living spaces to face these directions, ensuring maximum natural light and views of the beautiful surroundings.

Developing the Floor Plan

We start by conceptualising an open-plan living space at one end of the barn, making the most of the vaulted ceilings and structural beams. This area will include the kitchen, dining, and living room. The entrance will be centrally located to reduce unnecessary corridors and create a seamless flow through the home.

The other end of the barn will house the bedrooms. The master bedroom will have an en-suite bathroom and a walk-in closet, while additional bedrooms will share bathrooms strategically placed for easy access. A utility room, laundry room, and a small study will complete the functional spaces needed in a modern home.

Final Layout

After several iterations, the final layout includes a spacious open-plan living area with large glazed windows to maximise light and views. The private wing has four bedrooms, all with en-suite bathrooms, and ample storage space. The utility and laundry rooms are conveniently located.

Conclusion

This barn conversion project transforms a rustic, underutilised structure into a beautiful modern home that retains its historical charm while offering all the amenities of contemporary living. By carefully considering the layout, orientation, and regulatory requirements, we create a functional and breathtaking space.
