Transforming a Classic Edinburgh Bungalow: A Stunning Open-Plan Renovation

In this video, we embark on a journey to transform a charming yet jumbled Edinburgh bungalow into a stunning modern family home. Built with classic Edinburgh sandstone, this bungalow features a lovely front garden and a quaint exterior, but its interior layout leaves much to be desired. Here’s how we tackled the transformation:

Initial Assessment and Challenges

The bungalow, around 215 square meters, features multiple extensions added over the years, resulting in a confusing layout. Bedrooms are awkwardly linked through living spaces, and there’s only one bathroom for a 1.3 million pound house. Our goal was to open up the back of the house, create a functional layout, and enhance the overall living experience.

Planning the Transformation

We aimed to keep four bedrooms, ensure each had natural light, and improve the flow of the house. The primary focus was on the ground floor, with considerations for future attic expansion. By removing and relocating certain walls, we planned to create a cohesive and functional space.

Redesigning the Bedrooms

To solve the layout issues, we reconfigured the bedrooms. The reception room was turned into a bedroom with an ensuite, and another bedroom was created with a dressing room and ensuite. This approach ensured that each bedroom had privacy and adequate space.

Creating Open-Plan Living Space

The back of the house was opened up to create a spacious kitchen, dining, and living area. We extended the house slightly to accommodate these changes, ensuring a seamless flow from the entrance to the garden. The new design included large bay windows and French doors to bring in natural light and provide garden views.

Integrating Utility and Bathroom Spaces

We moved the utility room to the back, adjacent to the kitchen, and added a downstairs toilet. This layout maximised the use of space and improved functionality. The family bathroom was centrally located for easy access from all bedrooms.

Final Design and Recap

The final design created a harmonious and functional home, with separate living and dining areas, ample natural light, and modern amenities. The transformation not only improved the flow and functionality of the house but also enhanced its aesthetic appeal.

Transforming this classic Edinburgh bungalow was a rewarding challenge. By addressing the layout issues and creating open-plan spaces, we turned a jumbled house into a modern, functional home.
